About the service

Our estimates are based on industry cost data, typical contractor rates, and regional adjustments. They are indicative figures designed to help you plan and budget. Actual costs will vary depending on your property, access conditions, contractor availability, and material prices. We always recommend getting at least three quotes from qualified installers.
EPCFix covers residential properties in England and Wales that have an existing EPC on the government register. We do not cover Scotland or Northern Ireland, which have separate EPC systems and regulations.

Regulations & deadlines

The UK Government confirmed in January 2026 that all privately rented properties in England and Wales must achieve a minimum EPC rating of C by 1 October 2030. This applies to all tenancies. Landlords who fail to comply face fines of up to £30,000 per property. There is a cost cap of £10,000 per property, and spending from October 2025 counts toward this cap.
Our report helps you understand whether improvements might exceed the £10,000 cost cap, but it is not sufficient evidence on its own to register an exemption. You will typically need three independent installer quotes and may need a surveyor's report. Our report is a planning tool, not a formal assessment.
The new Home Energy Model (HEM) methodology has been delayed to late 2027. Properties that achieve EPC C under the current RDSAP system remain compliant for 10 years from assessment. Under HEM, properties must meet a dual-metric standard. Acting now under the current simpler system is advantageous — the delay gives landlords a wider window to lock in compliance.
