1. About EPCFix
EPCFix (accessible at epcfix.co.uk) is operated by Anthony Johnson, trading as EPCFix, based in England. In these terms, “we”, “us” and “our” refer to Anthony Johnson trading as EPCFix, and “you” refers to any person using the website or purchasing our reports.
By using our website or purchasing a report, you agree to these Terms of Service. If you do not agree, please do not use the service.
2. What the Service Provides
EPCFix generates Energy Performance Certificate (EPC) remediation cost reports for residential properties in England and Wales. Each report provides an overview of the property's current EPC rating sourced from publicly available government data, indicative cost estimates for recommended energy efficiency improvements, prioritised improvement suggestions based on estimated cost-effectiveness, and general information about the Minimum Energy Efficiency Standards (MEES) and relevant deadlines.
3. What the Service Does Not Provide
Important: EPCFix reports are indicative estimates based on publicly available data, typical contractor rates, and general cost models. They are not a substitute for a professional energy assessment, building survey, or formal quotation from a qualified installer.
Our reports do not constitute:
- Professional energy advice or a formal energy assessment
- A guarantee that any improvement will achieve a specific EPC rating
- A binding quotation for works
- Tax, financial, or legal advice
- Evidence sufficient, on its own, to register an EPC exemption on the PRS Exemptions Register
We strongly recommend obtaining at least three independent quotes from qualified installers before committing to any improvement works.
4. Eligibility
You must be at least 18 years old to purchase a report. By placing an order, you confirm that you have the legal capacity to enter into a binding contract.
5. Orders and Payment
Individual reports are priced at £49.99 per property. All prices are in pounds sterling (GBP) and are inclusive of VAT where applicable. Payment is processed securely by Stripe. We do not store, see, or have access to your full card details. Your order is confirmed when payment is successfully processed. You will receive your report as a downloadable PDF immediately after payment.
6. Bulk Purchases
Discounted pricing is available: 10–49 reports at £10.00 each, and 50+ reports at £7.50 each. Bulk credits are non-transferable and non-refundable once reports have been generated. Unused credits remain available for 12 months from the date of purchase.
7. Digital Content and Your Rights
Under the Consumer Rights Act 2015, digital content must be of satisfactory quality, fit for a particular purpose, and as described. If you believe a report does not meet these standards, please contact us and we will investigate and, where appropriate, provide a replacement or refund.
8. Cancellation and Refunds
Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you normally have a 14-day cooling-off period. However, because our reports are digital content delivered immediately, you will be asked to consent to immediate delivery and to acknowledge that you will lose your right to cancel once the report has been generated.
If you are dissatisfied for any reason, contact us within 30 days. We will review your case and may offer a full or partial refund at our discretion.
9. Accuracy of Information
Our cost estimates are based on publicly available EPC data, typical contractor rates adjusted for regional variations, and general cost models. Actual costs may differ. EPC regulations, fine amounts, cost caps, grant schemes, and deadlines are subject to change by the UK Government.
10. Limitation of Liability
To the fullest extent permitted by law:
- Our total liability shall not exceed the amount you paid for the relevant report(s)
- We shall not be liable for indirect, incidental, special, consequential, or punitive damages, including loss of profits, rental income, fines, or penalties
- We shall not be liable for losses arising from decisions you make based on our reports
Nothing in these terms excludes liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by English law.
11. Intellectual Property
All content on EPCFix is owned by Anthony Johnson (trading as EPCFix) or its licensors. When you purchase a report, you receive a licence to use it for your own personal or business purposes in connection with the property it relates to. You may share the report with tenants, letting agents, mortgage lenders, or contractors. You may not commercially redistribute reports without written consent.
12. Acceptable Use
You agree not to use automated systems to extract data in bulk, attempt to circumvent payment, use the service for unlawful purposes, or misrepresent our reports as formal energy assessments.
13. Changes to These Terms
We may update these terms from time to time. The “Last updated” date will reflect the most recent revision. Your continued use constitutes acceptance of revised terms.
14. Complaints and Disputes
We will acknowledge complaints within 3 business days and aim to resolve within 14 business days. If we cannot resolve your complaint, you may seek advice from your local Citizens Advice Bureau.
15. Governing Law
These terms are governed by the laws of England and Wales. Disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales, without prejudice to your statutory rights as a consumer.
