How to use every EPCFix dashboard

EPCFix has four dashboards, one for each kind of user. Pick yours below or scroll through — each section breaks down what every part does and the concepts that trip people up.

Portfolio dashboard

Landlord

Your portfolio dashboard is the home for every property you own or manage. It pulls each property's current EPC from the gov.uk register, classifies its compliance status against the October 2030 MEES Band C deadline, and lets you add, search, and filter as your portfolio grows.

Tier badge & property count
Shows your current plan and how many properties you've added against your tier limit (e.g. 7/25 on Growth).

Add property by postcode
Type a UK postcode and pick the matching certificate from the gov.uk register. We hydrate the address, EPC band, and SAP score automatically.

Status filter pills
Filter the list by Compliant, At Risk, Non-Compliant, or Unknown. Useful for triage when you have dozens of properties.

Property card
Each row shows the address, EPC band, SAP score, status, and a deep link to that property's full remediation report.

Org switcher & shared credits
If you belong to multiple teams, switch context here. Credits (single-property report units) can be moved into a team pool for shared use.

Pro Tip

Postcode lookups hit the official gov.uk EPC Open Data API. If a property doesn't appear, it likely has never had an EPC — book one before adding here.

Insight

Status badges refresh whenever the gov.uk register publishes a new certificate for the property. You don't need to re-add or re-pay; the dashboard tracks compliance in the background.

Each tier has a property cap (Free: 1, Starter: 5, Growth: 25, Professional: 100, Enterprise: unlimited). Adding the 26th property on Growth will prompt an upgrade.

Landlord — Professional+

Available on Professional and Enterprise tiers. The analytics dashboard rolls every property in your portfolio into six lenses — Compliance, Costs, Grants, Geographic, ROI, and Benchmark — so you can plan capital deployment instead of fixing properties one at a time.

Insight

Forecasts use 2026 contractor cost data with regional multipliers. We refresh the underlying cost tables roughly quarterly; minor week-to-week changes shouldn't affect your plan.

Pro Tip

If you have ten or more properties, the Geographic and ROI tabs almost always change which property you'd fix first. Don't optimise from the Compliance tab alone.

Bulk dashboard

Letting Agent

After you purchase reports in bulk on /bulk, Stripe redirects you here with a single-use session URL. There is no login — the URL itself is your access token, so bookmark it from a trusted device. Bulk customers don't need an EPCFix account.

Your dashboard URL contains the Stripe session_id and is effectively a key. Don't share the URL publicly or paste it into chat tools — anyone with the link can use your remaining credits.

MCS Installer

Installer dashboard

MCS Installer

If you're an MCS-certified installer and you've claimed your profile from /installers, you have an installer dashboard. It surfaces incoming leads from landlords whose remediation reports recommend the technologies you specialise in.

Company profile
Your claimed business — verified status, contact info, and the technologies you're listed under (heat pumps, solar, insulation, etc.).

Lead stats
Total leads received, new since you last logged in, and leads this month.

Lead list
Each lead is a landlord (or their tenant's letting agent) requesting quotes for an improvement matching your tech stack.

Buy credits
Credits unlock the contact details on a lead. Without credits you'll see the lead exists but not who to call.

Note

Leads originate inside paid EPCFix reports — when a landlord clicks 'Get quotes' on a recommendation, the matching nearby installers are notified. Geographic match uses lat/lng of the property and your service radius.

💡

Pro Tip

Profiles with current pricing, an indicative turnaround time, and at least one photo convert leads roughly twice as well as unfilled profiles. The claim form supports all of this.

Concepts

Concepts that apply across every dashboard

Compliance statuses

Compliant

Band C or higher (SAP 69+). Nothing to do — the dashboard will keep watching for new certificates. If you have a registered MEES exemption, track it separately; the dashboard does not look up the exemption register.

At risk

Band D or E (SAP 39–68). Currently let-able, but must reach Band C by 1 October 2030. Plan now — the cheapest improvements (insulation, heating controls) usually clear it.

Non-compliant

Band F or G (SAP below 39). Already let-prohibited under existing MEES rules. Must reach Band C by 1 October 2030 or risk fines up to £30,000 per property. £10,000 cost cap.

Unknown

No EPC data found in the gov.uk register, or the property was added without a valid EPC lookup. Add the postcode again or book a new EPC to get a status. (Expired EPCs surface separately as an expiry warning, not as Unknown.)

Getting started

Landlords and installers do — sign in via /login with email and password or a magic link. Bulk customers don't need an account; their dashboard is unlocked by a Stripe session URL after checkout.
Yes. Single-report buyers get a free-tier dashboard automatically; the property you generated the report for is pre-loaded. You can add up to one property total on the free tier.
Yes — but creating an organisation from the dashboard is an Enterprise feature. Enterprise customers can spin up an org at /dashboard/organisation/new and invite colleagues; lower tiers can be invited into someone else's org and switch into it, but can't create their own from the dashboard. (Exception: any tier buying bulk reports can create an org as part of the bulk-claim flow, so paid bulk customers always have somewhere to land their purchase.) Bulk dashboard URLs are also shareable, but contain a session token — anyone with the link can spend your remaining credits.

Subscriptions & limits

The Add Property button disables and you'll see an upgrade prompt. Existing properties keep tracking — no data is lost. Upgrade tiers any time from Billing.
Yes. Cancel from Billing; you keep paid access until the end of the current billing period. Downgrading mid-period to a tier below your current property count keeps existing properties tracked but prevents adding new ones until you remove some.
Yes — annual plans save roughly 20% versus paying monthly throughout the year (about 2.4 months free across each tier). Exact prices are shown on the Billing page when you toggle between monthly and annual.

Bulk & installer

Search your inbox for the Stripe receipt — the dashboard URL is in the confirmation email. If it's still missing, email hello@epcfix.co.uk and include your Stripe receipt or order reference and we'll re-issue access.
Visit /installers, search for your business, and click Claim. You'll get a verification email at the address on your MCS record. Once verified, sign in to your installer dashboard and start receiving leads.
Each credit unlocks the contact details (landlord name, phone, email) on a single lead. Without credits you can see that leads exist but not who to contact. Pricing varies by tech stack and region.
